Selling your home? The choice you make before you even list it could shape everything — price, speed, stress levels.

The UK property market now gives sellers two distinct paths: the traditional high street agent with an office round the corner, or a digital-first platform operating almost entirely online. Neither is universally better. But understanding what separates them — and when each makes sense — matters more than most sellers realise. Hunters Wokingham estate agents sit in that high street tradition, bringing local market knowledge to a decision that’s rarely as simple as “cheaper fees = better deal.”

Here’s what each model actually looks like in practice.

The High Street Model: Personal, Local, Hands-On

Walk into a high street agency and you’ll meet someone who knows your postcode — not just as a data point, but as a place they work in every day. These agents handle valuations in person, arrange and attend viewings, negotiate on your behalf, and guide you through the legal paperwork.

That last part matters more than people expect. Conveyancing, contracts, regulatory compliance — experienced agents can catch problems before they derail a sale. They’ve seen things go wrong. They know how to stop it.

The fee structure reflects the full service: typically 1–3% of the final sale price. That stings a little. But sellers who’ve tried to manage a complicated sale without that support often wish they’d paid for it.

Online Agents: Cheaper, Faster, Further

Online agencies stripped the model back. Fixed fees — sometimes a few hundred pounds — replace percentage commissions. Listings go up quickly. Property portals and digital advertising push visibility beyond the local area.

For straightforward sales, the savings are real. An uncomplicated property in a buoyant market, priced correctly from the start, might sell just fine through a digital platform.

The gaps show up later. Negotiation, for instance. Automated systems can handle offers; they don’t read a buyer’s hesitation or push back at the right moment. In-person viewings often cost extra, or don’t happen at all. And if something goes sideways legally? You’re mostly on your own.

Fees Are Only Part of the Calculation

Here’s the thing: “lower fees” and “lower cost” aren’t the same.

An online agent charges you £500 upfront. Your property sits on the market three months longer than it should, eventually selling £12,000 under your target. A high street agent charges 1.5% — but sells in six weeks at asking price. Which one cost more?

The maths isn’t always that dramatic. But the point stands. Headline price doesn’t tell the full story.

Valuation: Where Online Agents Sometimes Fall Short

Getting the price right at the start is everything. Too high and buyers skip past; too low and you lose money you didn’t have to.

High street agents set valuations through physical inspections, recent comparable sales, and years of reading what local buyers will actually pay. Online agents often lean on algorithmic tools — useful, but blind to the things that make your property different. The Victorian coving. The unusually large garden. The fact that properties on your specific street have been moving fast lately.

Those details change the number. A good local agent knows it.

What About Communication?

Online agents work through email, chat, and video. Fast, convenient, often fine.

But selling a house isn’t a subscription cancellation. There are moments — a buyer pulling out, a survey flagging something unexpected, a chain threatening to collapse — where you want to talk to someone who knows your file and can actually do something. A human, with context.

High street agents offer that. Whether it’s worth the premium depends on how much hand-holding your specific sale needs.

The Hybrid Option

Worth mentioning: some agencies now blend both approaches. Digital listings and broad exposure, combined with local expertise and in-person support where it counts. For sellers who want to cut costs without going fully DIY, it’s a middle ground worth exploring.

So Which One?

Sellers who know the process, have a clean sale, and prioritise saving money upfront? Online agents can work well.

Sellers dealing with complicated chains, unusual properties, or unfamiliar territory? The personal service, local knowledge, and negotiation experience of a high street agent tends to justify the fee.

The question isn’t really “which type is better.” It’s “which type fits what I’m selling, where, and under what circumstances?”

That’s a harder question. But it’s the right one.
